Hi Group:

 

First of all, thanks to everyone who responded to this question, especially John Ugrotzi who gave me a most helpful phone call.  I waited until I knew what the lender was going to do.  They called yesterday and cancelled the order.  That’s fine with me, but I learned a lot of things I didn’t know as this was the first manufactured home I’ve seen with additions to it.  Thanks again to everyone who commented.  It was very helpful and informative!

First, I disrespectfully disagree with Gary’s statement that it is a dead deal. I specialize in manufactured homes and this one looks doable as far as HUD is concerned.

 

1.)     It is a HUD home built after 06/15/1976.

2.)     It still has a permanent steel chassis

3.)     And even though the HUD Certification label & possibly the Data plate (you didn’t mention that item) are missing, HUD will still accept it.

 

There are certain things which must be done in order to comply with HUD.

 

1.)  You must verify if the home is in its original location. If it has ever been moved from a                                                                                                        previous location, it is disqualified.

2.) As far as the additions go, here is the procedure:

Hi Group:

 

I have an assignment in a rural county.  It’s an FHA order.  The property is listed in the tax record as a single wide mobile home built in 1978.  However, it has had several additions, is approximately 2000 sq. ft. gross living area, has vinyl siding in good condition, has been totally renovated over the years inside, new kitchen, etc.  The original steel frame is still there but the additions have wood joists.  There  are no labels anywhere, no interior id’s since everything has been redone.  The current owner does not know anything about the original manufactured home and has no papers or anything regarding it.  At this point it doesn’t look like a manufactured home, but there are still some elements there.  I’m looking for any comments on how you would proceed with this.  Remember this is a rural property, small county that doesn’t update records often, few comparable sales of any kind.
